When you purchase a property to build your home, it will be important that you first obtain a Survey to determine your boundry lines. You may already have one from a previous owner or from the Title company when closing on your property. In addition, you 'may' also need a DEP Report to determine the location of upland vs wetland zones. The DEP Report will determine and map the specific location of wetlands, if any. This will be the first step in deciding the location of your new home.
You will need to consult with a Site Planner to determine the best possible location suited to your specific needs and for your home to have the least amount of impact to any wetlands. They will assist you on ways to lower your mitigation fees, if applicable.

Generally speaking, permits are not required if you are mulching invasive and smaller trees and brush. A Vegetation Removal Permit (VRP) is generally required to remove large trees, particularly native vegetation, unless the clearing is covered by a building permit or a perimeter fence permit. A VRP may also be needed if clearing exceeds one acre or if the area includes wetlands. Always check your local regulations to see if permits are required.
